The Briargate and Pine Creek real estate areas include most of northern Colorado Springs real estate areas and are home to Academy School District 20 schools. The neighborhoods offer plenty of open space, city and neighborhood parks, playgrounds and walking trails. The Briargate and Pine Creek real estate market consists of almost all Academy School District 20 neighborhoods north of Woodmen Road and South of Old Ranch Road.

Briargate is a large master planned community on the North side of Colorado Springs established in 1995, though there are surrounding Briargate homes that date back to the late 1970s. Briargate is around 9,600 acres of land and a very popular community. One of the first master-planned communities that enforced architectural guidelines, Briargate has a number of distinct neighborhoods.

Each of these neighborhoods offers plenty of open space, city and neighborhood parks, playgrounds, and walking trails. Nearly all of the homes in Briargate are in District 20 as well. Briargate homes are just a short drive from Peterson Air Force Base, the US Air Force Academy, and from a plethora of shopping and entertainment options.

The first homes in Briargate were built in the late 1970’s with homes and new Briargate neighborhoods being built every decade since. A few older neighborhoods outside of the master planned community include Fairfax, Contrails, and Kambridge Point. The newer parts of the Briargate area include Cordera and Wolf Ranch, east of Powers Blvd.

Pine Creek is a golf course community in the Northern part of Briargate. Pine Creek homes were built from the 1990s and later, and are dotted with rolling hills and, of course, the creek itself.

Prices range from about $180k for a 2 bed 1 bath “dated” 1,200sf home built in 1982 to $742k for a luxurious newer 5,400sf Pine Creek home.
