Northgate encompasses the Flying Horse area and more and is named for its location – right at the North Gate of the US Air Force Academy. Northgate real estate has a variety of communities and home styles, though most homes are newer, given this is a recently developed – and developing – area.

Flying Horse single family homes are a mix of new homes, existing homes and custom builds and generally about 4,300sf with 4-5 bedrooms and sell for an average of about $600k ($365k – $1m). These homes take about 45-75 days to sell, generally sell for 99% of asking price and about 10 homes sell each month. Low/No-Maintenance paired patio homes (Villages of Sonoma, Molise and Cortona) in the Flying Horse neighborhoods are just under 4,000sf with 4+ bedrooms and sell for about $525k. Sonoma is a more established area in the NE area of Flying Horse, whereas the Cortona and Molise villages are still offering brand new homes close to the award-winning clubhouse and golf course. Northgate Real Estate Market Overview
Northgate single family homes are generally about 4,000sf with 4 or more bedrooms and sell for an average of just under $500k. These homes take about 2 weeks to 2 months to sell, generally sell for full asking price and about 40 homes sell each month. Patio homes and townhomes in the Northgate neighborhoods are about 3,000sf with 3+ bedrooms and sell for about $400k.
